We currently have openings for an open plan resident bay available! This is a rare and exciting opportunity to join our vibrant and creative community. The space be perfect for a self contained creative or creative business to occupy. You can also have pay-as-you-go access to all our workshop facilities (woodworking, metal work, textiles and painting).

Located in the heart of Leith, surrounded by creativity, coffee and all the other amenities you could dream of.

Please note, this bay would not suit someone who required woodworking / metalworking access on a daily basis. This is due to the logistics of stairs and capacity in the workshop.

Resident Bay Nine – The Details

Location: On the paint-floor mezzanine (requires stair access).

Size: 3m Wide x 5.1m Long // 15.3m2 (please note this space has a slanted roof)

Rent: £600 PCM All Inclusive (Break down of rent available)

Capacity: 1 – 2 persons

Lockable: No (it’s an open style bay)

Available: Immediately

Bay 9 is a characterful, open-style space, located on our paint floor (stair access). Being one of our resident bays you’ll experience the buzz of the workshop, whilst also having your own private, creative space to work. It’s in the eaves of the building and as such the space has a sloped roof terminating to a back wall that’s chest height, perfect for a seated work-bench or desk setup

Included in the rent:

  • Wifi and utilities
  • 24h key / keycard access
  • You can put in your own broadband and landline to meet your needs
  • Option to have access to woodworking / metalworking / painting and textile facilities

£30 key-card and building key deposit (refundable on return) – 3 month minimum tenancy – One month deposit required.
